I visit allot of real estate company websites as part of my work. I have noticed many real estate companies calling themselves Joe’s Realty or whatever and buried clear at the page bottom you will find the logo of the main company. You would think with the amount of money it probably cost to be an affiliate that they would promote the fact that they are. I have seen this for all the Major Real Estate companies. So is it just bad marketing, or do they not want people to know they are part of a Real Estate chain? It would be like a huge car dealership for any auto manufacturer calling themselves Joe’s Cars.

You don’t give details, but there are several national franchises and/or associations that they may be a part of.
If Joe’s Cars decides to stop selling GM and change to Ford, he is already well-known as Joe’s and his name and reputation are already there and don’t have to be rebuilt from scratch. In fact, several car dealers in my area changed affiliations so your analogy is a good one.
The real estate company is local-owned and operated but part of a franchise. It gives them access to national databases and co-op advertising budgets. By holding themselves out as locally owned with a local name, they are more flexible if they go totally independent or change franchise affiliations.
I do not know if it varies from state to state, but in Texas, an “Affiliated Business Disclosure” is part of every contract I have seen.
It is because the agents want to brand themselves. The idea is they will get to be well known.
